The City of Boisbriand mandated BC2 to create a detailed development plan and implementation strategy to transform the Faubourg Boisbriand TOD area into a determinative and sustainable living environment. Currently, the site is partially occupied by a car-oriented shopping centre, dominated by big-box stores surrounded by large parking areas. This development, not conducive to creating a complete and human-centred neighbourhood, required transformation to better align with contemporary urban planning principles.
BC2 supported the City in defining a planning framework aligned with the directions of the second draft Metropolitan Land Use and Development Plan (PMAD), while addressing growing needs for housing and sustainable mobility. The TOD area is to promote structured densification, mixed-use development, and an efficient public and active transportation network, while ensuring harmonious integration with existing commercial and economic hubs. This project implements an urban planning model focused on densification, mixed-use development, and reduction in car dependence, consistent with sustainable development best practices.
The development scenario places residents and community life at the heart of the design, proposing a complete transformation of the commercial street into a linear pedestrian park full of activity. This vision reinvents the Faubourg as a true living environment promoting active transportation and strengthening internal connectivity through a network of trails and public spaces accessible year-round. The residential village proposes targeted densification, with high-rise buildings along main corridors and the creation of a determinative mobility hub. It also integrates greening initiatives and developments that reduce automobile dependence, making the Faubourg an exemplary eco-district focused on collective well-being.
The project was distinguished by a reinforced participatory approach with the implementation of a structured consultation process, including co-creation workshops, an online questionnaire, and the dissemination of informative content on the City’s website, to ensure transparency and citizen involvement throughout the project.
As a result of this mandate, the City of Boisbriand now has a clear and integrated strategy for developing its TOD area, promoting a sustainable and innovative urban transition, consistent with metropolitan objectives and local community aspirations.
